The GPS “Realtor” Referral Process
Helpful Tips Sheet

Here are some tips that might be helpful to you:                              

1) Review your homeowners options - click here.

2) If you have identified a homeowner in need of Loss Mitigation Assistance, then we ask that you or your homeowner please complete an
APPLICATION FOR GPS ASSISTANCE.  The form is a way for GPS to gather the basic info required to evaluate your homeowner’s unique
case. After we receive the Application Form, a GPS Workout Specialist will conduct their review. If your homeowner appears eligible, you will
be advised to proceed. If your client chooses to proceed, they will need to provide GPS with their
Processing Fee. Please click here for

3) Review the Referral Agreement – If you have questions, please call your GPS rep today. You will need to sign and return this to GPS if
GPS confirms that your homeowner is eligible for a short sale.

4) Help your homeowner complete the GPS FORMS Package that is available for the homeowner to access after the Processing Fee is paid.  
THIS DOCUMENT WILL BE PROVIDED AFTER their Processing Fee is paid.

PROVIDE A PURCHASE CONTRACT TO GPS:
--If you already have a Buyer,
ensure the GPS Additional Terms are included: click here to access the terms.
--All contracts must include a Buyer's Proof of Funds. The bank will need to verify that the buyer has the capacity to close. A Proof of Funds
(cash deal) or Pre-Approval Letter (financing deal) should suffice.
--GPS recommends you make use of our
DEAR BUYER LETTER to help explain the short sale process to your buyers. In addition, the Buyer
will need to complete the GPS MAXIMUM OFFER SHEET AND GPS FEE AGREEMENT (this form is at the end of the Dear Buyer Letter, or you
can access it individually here:
MAX OFFER SHEET ).

--If you do NOT have a Buyer already,
you can continue to market the home on your own to find a buyer, however GPS recommends you and
your client consider the benefits of using the GPS Auctions! website tool to generate more bidders/offers. This exciting internet platform can
be an amazing resource for you to try to sell the home quicker!

5) AFTER you and your client provide ALL the documents needed to proceed (to include a valid purchase contract and/or posting on GPS
Auctions!), at this point, GPS will build the workout packages for the lender(s). Then the Loss Mitigation negotiations BEGIN. GPS essentially
handles the deal from here. By now, you have likely spent 2-10 hours in referring the case to GPS. From here, GPS’s Loss Mitigation
Specialists will attempt to complete the short sale. The average short sale process will likely take between 50-100 hours of time – GPS is
compensated with a Professional Fee for Loss Mitigation Services.

Additional TIPS:
1)  If you are still seeking a buyer, save yourself time by placing your purchase contract WITH GPS Additional Terms prefilled on YOUR MLS
link
- then when a buyer wants to submit an offer, they will already have all the required addendums available. Again we also recommend you
place the DEAR BUYER Letter and MAX OFFER sheet on the MLS link as well.

2) Although it is not required, we suggest you
enter the following remarks on your MLS Listing: "All offers are subject to bank approval -
including final commissions for both realtors. All inspections must be completed prior to contract. If buyer needs financing, all offers must be
submitted with pre-approval letter. Please use attached contract/addenda. Seller requests that Genesis Property Solutions, LLC (GPS)
negotiate with the lienholders.  All parties understand that GPS is not performing any real estate brokerage duties and only listing broker will
perform real estate duties."

3)
PICTURES -- if the HO's property is in need of repair, please email us pictures of the damages along with an explanation if needed.

4) If you have not already identified a final buyer, you should continue to market the home to try to find that buyer. If you are able to secure a
buyer with a better offer, that will increase the lender's incentive to accept a short payoff. Meanwhile, GPS will be negotiating the short sale
with the current contract.
